PIV Systems Explained: How Positive Input Ventilation Stops Condensation
A PIV (Positive Input Ventilation) system is the standard, proven fix for persistent condensation โ here's exactly how it works, and when it's genuinely the right solution.
How it works
A PIV unit is typically mounted in the loft. It draws in outside air, passes it through a filter, and gently pushes it into the property through a ceiling diffuser โ creating a slight positive pressure throughout the house. That constant, mild airflow continuously dilutes and displaces the humid indoor air that would otherwise condense on cold surfaces. In flats or properties without a loft, a wall-mounted version does the same job from an external wall, sometimes with a heating element so it doesn't blow cold air straight into the room.
Why it beats a plain extractor fan
An extractor fan only removes air from the room it's fitted in โ useful for a single burst of moisture from cooking or showering, but it does nothing for the rest of the house. A PIV system works differently: it actively replaces stale, humid air throughout the whole property with fresh filtered air, rather than just extracting it from one point.
The science: what a "dew point" actually is
Warm air holds more water vapour than cold air. When air meets a surface at or below its dew point โ a cold window, an external wall corner โ the vapour it's carrying turns to liquid water. A PIV system doesn't change the temperature of your walls; it lowers the overall humidity of the air, so that threshold is reached far less often.

Running cost and installation
PIV units are inexpensive to run โ the low-energy fan inside typically costs roughly the same as leaving a low-wattage lightbulb on continuously. Installation is generally straightforward and non-disruptive: no major building work, just the unit fitted in the loft (or on a wall) and connected to a diffuser.
A genuine second benefit
Lowering relative humidity doesn't just reduce condensation and mould risk โ house dust mites, a major independent trigger for asthma and allergies, thrive above roughly 50โ60% relative humidity and decline sharply once it's kept below 50%. A PIV system addressing condensation is working in exactly the same humidity range that helps with dust mite allergens too, at no extra cost or effort.
When PIV is the wrong answer
A PIV unit lowers the humidity of the air inside a property. That is all it does, and it is the whole reason it works — but it also defines exactly where it does not. If moisture is entering the building through a defect rather than being generated inside it, no amount of ventilation will stop it. Rising damp from a failed or bridged damp-proof course, penetrating damp through failed pointing, a cracked render or a leaking gutter, a plumbing leak under a floor: these are structural problems, and a PIV system fitted to any of them is money spent on the wrong thing.
That is why the honest sequence is diagnosis first. The three mechanisms leave different evidence behind, and a survey that establishes which one you actually have costs a fraction of installing the wrong remedy. It works in the other direction too: a chemical damp-proof course sold to a household whose real problem is condensation removes not one gram of water vapour from the air, which is one of the more expensive versions of damp being misdiagnosed.
A PIV system also needs somewhere for the displaced air to go. In a property that has been comprehensively sealed — replacement windows with the trickle vents closed or painted over, blocked chimneys, draught-proofed doors — the unit is working against a building with no outlet. Clearing that path is part of the specification, not an optional extra.
What it means for landlords
Since 27 October 2025, social landlords in England have had fixed statutory deadlines to investigate and resolve reported damp and mould, and on 30 November 2026 those same timescales extend to a much wider set of hazards. Condensation-driven mould is squarely within scope. A dated written survey identifying the cause, and a specified remedy such as ventilation improvement or a PIV installation, is documented evidence that an investigation happened and what followed from it — the ground covered in our guide to Awaab's Law for landlords.
The health case stands on its own regardless of tenure. The World Health Organization's guidance sets no safe threshold for mould exposure, and the published evidence on what damp and mould do to respiratory health is set out in our guide to damp, mould and health. Where growth is already established, ventilation stops it worsening but does not remove it — that needs proper remediation alongside.
Common questions
It addresses the ongoing moisture that's feeding the mould, but existing mould still needs to be properly treated and removed โ see our mould treatment page for that side of it.
It's effective for the great majority of condensation cases, but a survey first confirms that condensation โ rather than rising or penetrating damp โ is actually what you're dealing with, since a PIV system won't fix either of those.
PIV units are designed to run continuously and quietly in the background โ they're not comparable to a bathroom extractor fan running on demand.
It needs a path for the displaced air to leave. In a property that has been thoroughly sealed โ replacement windows with trickle vents closed or painted shut, blocked chimneys, draught-proofed doors โ a PIV unit is pressurising a building with no outlet, and its effectiveness drops sharply. Restoring some background ventilation is part of specifying the system properly, not an afterthought.
No. A PIV unit lowers the humidity of the air inside the property, which is exactly why it works on condensation and exactly why it cannot help where moisture is entering through the structure. Rising damp from a failed damp-proof course, or penetrating damp through failed pointing or a leaking gutter, needs the defect repairing. Establishing which of the three you actually have is the point of a survey.
